What a buyer's agent actually does

A lot of buyers assume they'll save money by working directly with the listing agent, or by walking into a builder's model home alone. Both of those agents represent the seller. They're legally and financially aligned with the other side of your transaction.

Kyla represents you — reading contracts, spotting problems at inspection, pushing on repairs, and telling you when a house isn't worth what's being asked. In most traditional transactions, the seller's side covers buyer agent compensation, though that has been changing across the industry and Kyla will explain exactly how it works in your specific deal before you commit to anything.

What does it cost me to use Kyla as my buyer's agent?

In most traditional Utah County transactions the seller's side has covered buyer agent compensation, meaning no direct cost to you. Industry practices have been shifting, so Kyla will explain exactly how compensation works in your specific transaction and put it in writing before you're committed to anything.

I'm buying new construction. Do I still need an agent?

Yes — arguably more than with a resale. The friendly agent in the model home works for the builder and is paid by the builder. Kyla represents you through contract review, upgrade negotiations, walkthroughs, and warranty issues, typically at no cost to you.

How much do I need for a down payment?

Less than most people assume. There are loan programs with low down payment requirements, and Utah has had various assistance programs for qualifying buyers. Kyla isn't a lender and won't pretend to be — she'll connect you with local lenders who can give you real numbers for your situation.

I'm a first-time buyer and honestly kind of terrified.
